> Understand building health, apartment water use, electricity and space usage. Connect your properties, maintenance teams and familiar AI in Zeniot.

## Know your buildings. Care for their future.

From apartment buildings and large commercial spaces to resorts and remote cabins, Zeniot helps owners, property managers, maintenance companies and municipalities understand how their buildings are performing. Bring indoor conditions, building health, consumption and space usage into one view, and give the people responsible a shared basis for action.

## What you can do with Zeniot

### Indoor air and indoor climate class

**Challenge:** Comfort complaints are only part of the picture. Owners and occupants also need to understand whether indoor conditions support the intended use of a space.

**Solution:** Follow temperature, humidity, CO₂ and other air quality measurements alongside indoor climate classification. Compare rooms, review historical trends and see how long conditions stay outside their targets.

**Benefit:** Give maintenance teams evidence for investigating ventilation and indoor conditions, with a clearer view of which spaces need attention.

### Building health and mold risk

**Challenge:** Prolonged moisture exposure can develop between inspections, in occupied spaces as well as within monitored structures.

**Solution:** Use the calculated mold risk index with temperature and humidity history to follow conditions in rooms and structures. Compare monitored locations and track how risk develops over time.

**Benefit:** Identify areas that warrant investigation and support maintenance and lifecycle planning with a longer view of building conditions.

### Shared spaces and commercial space usage

**Challenge:** Bookings and floorplans do not tell you how shared facilities are actually used or where customers spend time in a store.

**Solution:** Use occupancy and visitor measurements to understand shared rooms, commercial spaces and busy periods. We are developing heatmap views to show where people spend time and help teams explore how layouts affect usage.

**Benefit:** Plan cleaning, services and space allocation around observed use, with a path toward more detailed insight into customer movement.

### Apartment-level water use and reporting

**Challenge:** A building total can hide unusual use in individual apartments, while gathering readings for monthly reporting takes time.

**Solution:** Bring compatible apartment-level water measurements into one view and review usage over time. Automated monthly water-use reports are part of the reporting workflow we are developing for property teams.

**Benefit:** Make apartment-level consumption easier to follow and investigate, with the aim of reducing recurring reporting work.

### Water leaks and early intervention

**Challenge:** A leak in an apartment, technical room or unattended cabin can go unnoticed between visits.

**Solution:** Place leak sensors near vulnerable pipework, appliances and technical installations. Combine direct leak alerts with water-use measurements to help maintenance teams locate and investigate a possible problem.

**Benefit:** Notify the responsible team when a sensor detects water and give them a clearer starting point for limiting damage.

### Electricity use down to the socket

**Challenge:** Site totals can hide an appliance left running, an unexpected load or a change in consumption in an otherwise quiet property.

**Solution:** Follow electricity use at the building or device level with suitable meters and smart sockets. Use measurement history and rules to flag unusual consumption, and send remote switching commands where the connected device supports them.

**Benefit:** Trace changes to the monitored load and make supported adjustments without a visit solely to switch equipment.

### Take action when needed

**Challenge:** Managing conditions across many buildings takes more than collecting readings: the right people need to know when and how to respond.

**Solution:** Combine indoor conditions, occupancy and consumption in smart rules and alarm flows. Send remote commands to supported devices. We are building toward condition-based ventilation and air-conditioning control that uses indoor climate targets and mold risk as part of the decision.

**Benefit:** Make responses more consistent across properties and develop from monitoring toward building management that responds to actual conditions.

### Let your buildings speak

**Challenge:** Owners and maintenance teams need answers about their properties without manually comparing every room and chart.

**Solution:** Bring the MCP-compatible AI assistant you already use to the Zeniot data you authorize. Ask, for example: “Which monitored rooms spent the most time outside their indoor climate targets this month?” Follow up by comparing measurements and changes across properties.

**Benefit:** Turn a property question into a conversation with your familiar AI, using the building data available to it.

## A shared view, from older buildings to a whole portfolio

Add suitable sensors to existing buildings and bring different measurement types together. Organize devices by property, floor, apartment or room and place them on maps and floorplans. Share measurement history and reports between owners, property managers and maintenance teams so they can work from the same information.

## Keep an eye on properties between visits

Remote cabins, seasonal resort buildings and vacant units need attention even when nobody is there. Follow unusual water or electricity use and prolonged humidity, then use the recorded conditions to decide what needs checking on site.

## Start with a building or a recurring problem

Choose the rooms and measurements that answer your first question, then expand to other properties. Indoor climate classification and the mold risk index help interpret measured conditions; they support investigation and maintenance decisions rather than certify a space as safe or confirm damage. Agree the available reporting and control functions for the first installation, then plan the next steps as the solution develops.

## Customer references

- [Mikkelin Kamppailuareena](https://zeniot.fi/en/#case-kamppailuareena): Zeniot gives management a clear picture of how the building is used and what it consumes. It counts daily visitors, monitors air quality in the training facilities and humidity in the shower rooms, and tracks total water and electricity consumption, all in one view.
- [Paloniitty](https://zeniot.fi/en/#case-paloniitty): Paloniitty Oy uses Zeniot to provide its customers with remote monitoring of buildings and structural conditions. The system helps identify potential issues early and provides valuable data to support maintenance planning.

## Start with the question your building needs answered

Apartment water use, indoor conditions, a shared space or a property far from your team: tell us where you need visibility. We can plan the measurements and a path toward smarter reporting and control.
